How Local Weather Affects Roofing Systems
Chicagoland roofs contend with freeze-thaw cycling, ice accumulation, and summer storm activity, all of which influence how roofing systems are specified and installed.
Freeze-thaw cycling is a significant factor. Moisture entering small gaps around flashing and beneath shingle edges expands when it freezes, gradually widening those openings over repeated cycles. Summer conditions contribute separately, with wind capable of lifting shingles along rakes and ridges, and hail able to displace surface granules.
Heat escaping into the attic warms the roof deck and melts snow resting on it. That water runs toward the eaves, which remain cold because there is no heated space beneath them, and refreezes. The resulting ice ridge obstructs drainage, and water backing up behind it can move beneath the shingles.
Not by itself. Ice dams are driven primarily by heat loss into the attic, so if ventilation and insulation are unchanged, the same conditions remain after a roof is replaced. Addressing the cause involves attic air sealing, insulation coverage, and balanced intake and exhaust ventilation.
