A thorough inspection generally covers the roof surface, flashing at penetrations and transitions, gutters and drainage, and attic ventilation. Attic conditions matter because ventilation and insulation problems can produce symptoms that appear to be roof failures, and the two are addressed differently.

It is useful to know the approximate age of the roof, whether staining has appeared on ceilings or in the attic, and whether previous work has been done. None of this is required, but it helps narrow down where to look first.

Where water is actively entering a home, limiting further intrusion is generally the priority — the longer it continues, the more decking, insulation and interior finish tend to be affected. It is worth mentioning when you get in touch so the situation is understood from the outset.

Duration varies with the size and complexity of the roof. Multiple valleys, dormers and penetrations add detail work, decking that needs replacing is not always apparent until the old roofing is removed, and weather can interrupt any exterior project. A clearer estimate of timing is possible once the roof has been looked at.
