Shingles that are cracked, curling, or missing leave the roof deck exposed, and the damage spreads outward from there. A few shingles in one area can usually be replaced on their own. When the damage runs across several slopes, or the surrounding shingles have gone brittle enough to crack when they are lifted, patching will not hold and a larger repair or replacement is the better use of the money. Which situation you are in is what an inspection settles.
Water almost never enters directly above the stain you see inside. It runs along the underside of the decking and down the rafters before it drips, so finding the leak means tracing it back uphill to the entry point, which is most often flashing, a failed seal around a vent or pipe, or damaged shingles above the stain. We work the roof and, where it is accessible, the attic side, and check how far the moisture has spread into the decking and insulation while we are there.
Flashing is the metal that seals every joint where the roof meets something else: a chimney, a vent, a wall, or an edge. Those joints move as the building expands and contracts, so over time the sealant dries and splits, fasteners back out, and the metal lifts or corrodes. Light shedding right after installation is normal and not a concern. Heavy buildup in the gutters and at the downspout outlets, particularly when you can see bare patches on the roof, means the shingles are wearing out and the roof is closer to replacement than to repair.

A roof that has been well ventilated and has come through storms intact can have serviceable life left even when it looks weathered, and targeted repairs are the cheaper path in that case. What actually matters is condition: whether the shingles still flex instead of cracking, whether the decking underneath is sound, and whether the flashing and ventilation are doing their jobs. Those get weighed together rather than against the install date alone.
